Why is a Professional Building Inspection so important?

Did you or your friend ever own a used car or bike, that had problems after you or he purchased it?

Here is a little difference:
a serious defect in a structure can cost you more than a NEW CAR!

Defects, Deficiencies, Malfunctions can occur in NEW as well as pre-owned buildings.

Case in point:
I live in an HOA that just had finished a new beautiful big club house. A few weeks after completion the roof collapsed! NEW construction! Great job! Thanks GOD nobody was killed. But it goes to show that NEW or Pre-Owned buildings are subject to defects sometimes very serious ones.

Why is it, that in the US, UK, Australia, and several European Countries a majority of property sales are made subject to an inspection.  In the US, even some governmental institutions like FHA and VA require Appraisal AND Inspection.

Causes of Construction Defects

Any construction defect inside a home or structure reduces its market value. They can occur in a NEW or OLD building! These defects may arise from:

  • Negligence from the contractor’s part
  • Flaws within the architect’s design
