Why is a Professional Building Inspection so important?
Did you or your friend ever own a used car or bike, that had problems after you
or he purchased it?
Here is a little difference:
a serious defect in a structure can cost you more than a NEW CAR!
Defects, Deficiencies, Malfunctions can
occur in NEW as well as pre-owned buildings.
Case in point:
I live in an HOA that just had finished a new beautiful big club
house. A few weeks after completion the roof collapsed! NEW
construction! Great job! Thanks GOD nobody was killed. But it goes to
show that NEW or Pre-Owned buildings are subject to defects sometimes
very serious ones.
Once you've purchased the home, condo or
commercial property, THE PROBLEMS ARE YOURS!
So what is better, pay a small amount for a
Professional Inspection or serious money for repair
bills and issues you may have missed?

Order your Professional Inspection as early
as possible during the sales process to give the seller some time to fix
potential problems!

Always
make a purchase offer or contract subject to a Home Inspection. If there
are too many things wrong you will have a way out without losing your
deposit! Why is
it, that in the US, UK, Australia, and several European Countries a majority of property sales are made
subject to an inspection. In the US, even some governmental
institutions like FHA and VA require Appraisal AND Inspection.
Because the new owners as well as the
lenders want to protect their investment and uncover potential adverse
conditions
Causes of Construction Defects
Any construction defect inside a home or structure reduces its market value.
They can occur in a NEW or OLD building! These defects may arise from:
- Negligence from the contractor’s part
- Flaws within the architect’s design
- Flaws with the engineering
- Defectively manufactured materials
- Incorrect installation
- Improper use of materials
- The non-compliance of the builder with regards to building codes and standards
- The manner of which the construction itself was conducted
- The condition of the materials used during construction
- The behavior of the people involved in the construction
