Classification of Item Condition

  =    Hazardous!  - Health and Safety Caution. Issues found are health and/or safety concerns and could become hazardous under certain conditions. They should be immediately addressed by a qualified technician.

S   =    Serious - Repair, Replacement, Maintenance. Issues found are in definite need of repair and could develop into a hazardous condition. If not taken care of they likely will cause more consequential damage to the structure and/ or endanger people.  They should be addressed by a qualified technician as soon as possible.

P   =    Poor - Repair, Replacement, Maintenance. Issues found are in need of repair, replacement and/or should be addressed by a qualified technician as soon as possible.

F    =    Fair - Repair, Replacement, Maintenance. Issues found are  nearing the end of their useful life but are still functional.

G   =    Good - Item in good physical condition

U   =    Upgrades recommended. Certain components or systems may not have been available at time of construction but would improve safety or structure. I.e. smoke detectors, gas detectors, GFI receptacles, tempered (safety) glass, rails, drainage, etc.

Comment: structural beams weakened by cut-out for pipe. (expensive fix either requires beam enforcement or pipe re-routing and beam replacement)

Comment: unsafe & improper drain plumbing, obviously quick fix, using wrong parts; expect drain clogging and difficult or impossible cleanout.

Comment: unsafe & improper cold water pipe joint (quick fix), sealed with silicone. Will fail!

Comment: improper supports; correction highly recommended

Condition: S = serious
Comment: foundation cracked; water penetration will damage/weaken structural steel inside and lead to further structural damages; requires speedy attention

Condition: P = Poor
Comment: Code violation; high and low voltage wires, phone and network cables intermingled. Hazardous, immediate attention required


Building Type Single Family Residence (NEW)
Item: electrical wiring
Condition: H = Hazardous
Comment: Panel burned likely due to excessive power draw, FAKE WIRING (see also below . . .) or loose connection; CAUTION! electrical wiring exiting the top may be burnt inside the wall for some distance. Opening of wall required to determine end point of damage.

Condition: H = Hazardous ! ! !
Comment: FAKE ELECTRICAL WIRING, likely produced in China. It is made to look like copper wiring, but the core is aluminum (substandard!!!). Due to expansion and contraction, wiring connections are known to loosen over time and thereby produce arching, leading to fires.
