Hand-over Inspection - initiated by Buyers

Buyers spend on average 30 minutes to 2 hrs in a subject home before making a decision, most of the time is spent by the owner and/or realtor sweet talking the property and pointing out the good things. Both are biased towards the property, selling is the main motivation.

A balance to this negotiation is the UNBIASED opinion of a third party, that has absolutely no interest in the deal itself. This third party is an independent and objective Professional Building Inspector. Initiated by the Buyer, his lender, and or the involved real estate agent the main purpose of an inspection is

Often times DEFECTS, DEFICIENCIES and MALFUNCTIONS may not be visible to the "un-trained eye". Overlooking them can be an expensive proposition, because after the closing of the home purchase the old owner will no longer be responsible.

Buying anything without knowing exactly what you are getting for your money is never a good idea. If you are thinking about buying a home, you want to have some idea of the condition of that home and hiring a professional home inspector is absolutely necessary. You want to be alerted to any possible problems before the sale closes.

For example, if there are flaws in the electrical system, it may lead to overheating of wires and panel burns or more, the same is true with plumbing systems, leaks will not only cause higher water consumption but also damage the structure.
